Sierra Interactive CRM Implementation Specialist

I lead the CRM implementation and database rebuild for a residential real estate team operating on Sierra Interactive. When I came in, the account held 4,892 leads with roughly 65% of them stale, junk, archived, or otherwise dead weight, zero automations configured anywhere, and 21 lead routing rules pointing to two agents with no round-robin, geographic, or price-band logic behind them. On the database side, I audited and archived 635 non-viable records across the Watch and Junk segments while protecting a hold-out list of leads showing genuine engagement or internal team matches. I classified 477 phone-duplicate leads into 218 groups against documented rules, then worked the merges individually, since the platform offers no bulk merge tool and each merge permanently discards the absorbed record's history. I reduced the tag taxonomy from 478 tags to 337 by deleting 146 zero-lead tags, then reorganized 100 surviving tags into seven working categories. On the automation side, I rebuilt all 21 routing rules to a defined split between the two decision-makers, removed two stale agents from routing entirely, and added a new rule capturing seller lead site traffic with campaign tagging attached. I designed and built three seller action plan sequences from scratch, valuation follow-up, listing appointment and pre-list, and long-term nurture, plus a buyer sequence for organic web leads, along with the status-triggered automations that enroll leads into them. The seller side had been entirely greenfield. I also built and ran a segmented win-back campaign to reactivate several years of dormant contacts, working from a cleaned recipient list I produced by screening exports for bad addresses, bounced records, and business or vendor entries. Alongside the build, I diagnosed a lead-flow problem the team was unaware of: their primary follow-up plan was attached only to ad campaign rules that had produced nothing in 90 days.

Lofty CRM & Real Estate SEO Specialist

I deliver the full search and CRM automation build for a San Antonio real estate brokerage operating on Lofty. The engagement covers three connected areas: on-page SEO across the site, CRM automation inside Lofty, and conversion tracking so the client can finally see which marketing spend produces leads. On search, I wrote and optimized nine local area pages covering Shavano Park, Boerne, Windcrest, Alamo Heights, Terrell Hills, Castle Hills, Fair Oaks Ranch, Cibolo, and Austin, each with proper heading structure, neighborhood detail, and embedded property search. I rewrote meta titles and descriptions sitewide across all 22 pages flagged in Lofty's SEO dashboard, added missing H1 structure, resolved schema gaps on six pages, and built a dedicated home valuation landing page targeting seller-intent search terms. I verified the work was genuinely live by fetching the served HTML directly rather than trusting the CMS preview. On CRM automation, I built a ten-step cold seller nurture Smart Plan and an automatic pipeline progression plan, configured Lofty's AI Sales Agent to send instant SMS qualification on every new lead regardless of lead type, and rebuilt the company-scope lead routing rule after diagnosing that routing scope is fixed at creation and cannot be edited in place. On tracking, I installed and cleaned up the site's Google Tag Manager container, removed six orphaned analytics and ads tags left over from previous vendors, and built three Google Ads conversion tags covering form submissions, phone clicks, and chat-initiated conversations. I also built the thank-you page and form redirect that made reliable form-submission tracking possible in the first place. I work directly with the client's Google Ads specialist to make sure tracking and campaign strategy line up rather than conflict.

I implement, migrate, and automate the systems that real estate businesses run on. My clients are agents, teams, brokerages, and lending firms across the United States who have paid for good software and never had it properly configured. My work covers CRM implementation and migration across Follow Up Boss, Lofty, BoldTrail, kvCORE, Sierra Interactive, Wise Agent, HubSpot, and GoHighLevel, along with transaction management setup in Dotloop, SkySlope, and Brokermint. On top of the platforms themselves, I build the automation layer that connects them, using Zapier, n8n, and direct API work so lead data, documents, and marketing tools stop living in separate silos. A typical engagement starts with an audit. I go through the account and find what is actually broken: routing rules sending leads to agents who left two years ago, follow-up plans attached to campaigns that stopped running, duplicate records inflating the database, tag taxonomies nobody has maintained. Then I rebuild. Lead routing architecture, buyer and seller pipelines, automated email and SMS sequences, drip campaigns, smart lists, lead scoring, and reporting that reflects reality rather than vanity numbers. I also handle the data work most people avoid. Database cleanup, deduplication, bulk imports, contact append lists, segmentation, and re-engagement campaigns for dormant records. Everything I build happens inside the client's own account, gets tested end to end before handover, and ships with written documentation and recorded walkthroughs so the team can run the system without calling me every week. I work in US business hours and communicate in plain language, not platform jargon.
