I will build a rental property or airbnb investment calculator in excel google sheets

Buying a rental or running an Airbnb and not sure the numbers actually work?

I build the calculator that tells you, before you commit. Every cost in, every return out, in Excel or Google Sheets.

WHAT IT ANSWERS

• Monthly and annual cash flow, after every real cost
• Cap rate and cash-on-cash return
• Mortgage payment with a full amortisation schedule
• What you get back out on refinance, and when
• Airbnb occupancy, average nightly rate and seasonality
• Break-even and the price you should not go above

BUILT AROUND YOUR DEAL

• Your country's stamp duty, taxes and fees, all editable
• Buy-to-let, buy-refurbish-refinance, flip or HMO
• No macros, so it opens anywhere and never shows a warning
• Clean input section, everything else calculates itself
