Sobre mim
I run 20 active Airbnb listings while working as a superintendent on luxury home builds. That means I see property issues most Airbnb consultants miss, while living the daily grind of pricing, bookings, and guest messaging myself. I also hold a CS degree and use it to automate pricing, guest messaging, and financials with Property Management Software and custom AI agents across my own properties. I don't just recommend changes I implement them directly.... Saiba mais

Superintendent — Luxury Home Construction

I oversee the complete construction process of luxury homes from the ground up all the way through final finish full end-to-end project management on every build I run. That means I'm involved from site prep and foundation work, through framing, mechanical/electrical/plumbing rough-in, insulation and drywall, all the way to final finishes, punch-list walkthroughs, and handoff. Day to day, this involves coordinating and scheduling every trade on the job including framers, electricians, plumbers, HVAC, drywall crews, painters, flooring installers, and finish carpenters making sure each phase is sequenced correctly so the project stays on schedule and nothing gets built out of order. I'm responsible for quality control at every stage, catching issues before they get buried behind the next phase of work, which is often where the most expensive and hardest-to-fix mistakes happen if they're missed. Managing luxury-tier builds specifically means holding a higher bar than standard residential construction finish tolerances are tighter, material selections are more premium, and clients expect a level of craftsmanship and attention to detail that doesn't allow for shortcuts. I work directly with architects, designers, and homeowners to make sure the finished product matches the design intent while staying realistic about budget, timeline, and long-term durability. This hands-on, ground-up experience gives me a working knowledge that goes far beyond typical project management I understand how a home actually gets built, what decisions during construction affect long-term maintenance and durability, and where corners commonly get cut in ways that don't show up until years later. That knowledge doesn't stay separate from my other work it's the same lens I bring to evaluating and optimizing short-term rental properties, since I know exactly what to look for structurally and in the finish work that impacts guest experience, upkeep costs, and long-term property value.

I've applied that same construction expertise directly to my own short term rental portfolio, building every one of my Airbnb properties with cash flow optimization designed in from the ground up, not added after the fact. Most hosts inherit a property's layout and finishes and then try to optimize bookings around whatever they were given. I flipped that process: every design decision, from the studs out, was made with rental performance in mind before a single guest ever booked a stay. That means layout, finish selection, durability, and room configuration were all decided with guest turnover, booking appeal, and long term maintenance costs in mind from day one. Room counts and configurations were planned around maximizing bookable space and guest capacity without sacrificing the feel of the property. Finishes were chosen for a balance of high end appeal in photos and listings and real world durability under frequent guest turnover, materials that hold up to heavy use without looking worn down after a few months, which directly protects long term profitability by cutting down on repair and replacement costs. Layouts were designed with cleaning efficiency and turnover speed in mind, since faster, easier turnovers mean more bookable nights and lower operating costs per stay. This gives me a perspective most Airbnb consultants don't have: I don't just manage and optimize existing rental operations, I know how to optimize the build itself to maximize revenue potential, and I've proven it across my entire portfolio. Where most consultants can only work with the property as it already exists, I can look at a home from a structural and design standpoint and identify changes, from a future renovation to a next build, that will directly improve both guest experience and long term cash flow, backed by real construction expertise rather than general hosting advice. A small consultation with me can generate you $3,500+ in additional cash flow a month.
